Comparison of Flat Price and Residence Flat Price in the New Building in Gayrettepe

I have been sharing our portfolio of penthouse duplex flats for sale in one of Gayrettepe's most valuable living areas with my colleagues for two days.
I thought about this today. At what price levels is it more logical to buy a flat in a new building in Gayrettepe, at what price levels is it a residence flat?
First of all, when I think about the residence projects in the Gayrettepe region, there may be two strong reasons for living in a residence apartment in the region compared to living in a normal building.
The first is the (panoramic) sea view that the new building flats cannot offer, and the other is the communication and development with the potential neighbor audience that living in the residence project will bring.
Other than that, in my opinion, there is no significant difference between living in a residence flat and a flat building in Gayrettepe.
Gayrettepe is one of the most peaceful and safe areas of Istanbul..
In terms of price level, residence flats without sea view in Gayrettepe are at a similar gross m² price level to normal new building mezzanine flats.
Residence flats with sea views are clearly more expensive than flat building flats.
