What to Check Before Buying an Apartment at Selenium Twins
Before buying an apartment at Selenium Twins: floor, facade and view, layout, asking prices, title deed, service charges and tenanted apartments explained.
Buying an apartment at Selenium Twins is a decision often considered by people who want to live in a serviced residence in central Beşiktaş or to earn rental income. Built by Aşçıoğlu İnşaat and opened in 2009, the project consists of two towers on Hakkı Yeten Street in Fulya. Even in a well-known project two apartments can differ considerably, so it is worth checking a few points one by one before you buy.
1. See the floor, facade and view in person
At Selenium Twins the view is one of the main factors affecting an apartment's value, and it changes considerably with the floor and the facade. From the lower floors the sea and the Maiden's Tower can be seen, and from the higher floors a panorama of the Bosphorus and the Bosphorus Bridge. Listing photos can make the view look wider than it is, so it is best to see the apartment in daylight and, if possible, at different times of day. On the same floor, apartments facing different directions also differ in daylight and viewing angle, so ask about the orientation and check the view from the windows in person.
2. Consider the layout and your need for outdoor space
The project offers options ranging from one-bedroom residences to larger apartments and penthouses. Standard residence apartments have no balcony; the need for outdoor space is met by the shared area on the roof floor. Penthouse layouts can differ: a penthouse we viewed had a two-storey plan with balconies on its entrance floor. If a balcony matters to you, setting it as a criterion from the start narrows down the options quickly.
3. Separate the asking price from the real market value
Asking prices for apartments for sale at Selenium Twins can vary widely. Two apartments of similar size in the same project can be listed at very different prices depending on the floor, view, interior condition and the seller's expectations. Instead of treating a single listing as a comparable, recent sales and similar apartments in the project should be assessed together. Outdated listings, listings that show the same apartment at different prices or misleading listings can distort the decision.
4. Check the title deed and any encumbrances
Before buying, the title deed record should be reviewed, checking the registered use of the apartment (residential or commercial), the ownership shares and whether there are any mortgages, attachments or other annotations. Because the registered use can lead to different outcomes for mortgages and taxes, it is important to clarify it from the outset.
5. Management, service charges and rights
In residence living, the monthly service charge and the services provided are a significant part of the budget. Before buying, find out which services the charge covers, the parking and storage rights that belong to the apartment and the rules of use in the management plan. Asking the seller for an up-to-date letter showing that there are no unpaid service charges also prevents surprises. Talking to residents about how shared areas are maintained and how the management works can also be informative.
6. If you are buying a tenanted apartment
Some apartments considered for investment are offered for sale with a tenant in place. Under the Turkish Code of Obligations, when a let property changes hands the new owner becomes a party to the lease, so the term of the existing lease, the rent, the increase terms and the deposit should be reviewed before buying. If you plan to live in the apartment yourself, this directly affects your timing.
7. Mortgage and valuation
If a mortgage will be used, the bank's valuation and loan terms shape the process. If the valuation comes in below the sale price, the financing plan may need to be revised, so getting a preliminary loan assessment before making an offer saves time.
Each of these points may seem minor on its own, but taken together they help you choose the right apartment and negotiate the right price. Getting an independent assessment before deciding to buy speeds up the process and reduces risk.
