The fact that the rent increase rate has been fixed again to the current annual inflation rate is good news for property owners.
As for the price increase. In the last two years, residence living spaces in A+ and A segments have been built throughout Beşiktaş. With the impact of these, there was a noticeable increase in value in existing residence projects. I don't think there will be a similar increase in value in the coming period.
For about two years, the price level in the housing market has been stable in TL terms, but it has decreased noticeably in foreign currency terms. In my opinion, the price increase period in the housing market will begin in the second half of 2025 at the latest. The pace of price increase will be determined by demand strength and supply level. I don't have a clear prediction on that issue at the moment.
Apart from these, urban transformation throughout Beşiktaş is also progressing slowly. I think that as urban transformation accelerates, the living value of the region will increase and this will be reflected in the prices.
I do not know the combination of advantages and disadvantages of buying real estate in foreign target countries.
What I can say about the Turkish real estate market is that it is always attractive. The issue is the timing of decisions about buying and selling.
