We have initiated discussions with the property owner regarding the strategic marketing and sales process for a plaza office exceeding 500 m² located on Barbaros Boulevard in Beşiktaş. I believe that when it comes to high-value commercial real estate—particularly large-scale plaza offices situated along central business corridors—evaluating a sales decision solely based on price-per-square-meter and current market comparables is insufficient. Rather than marketing every property to everyone, I aim to match the right property with the right buyer profile.

current and alternative usage potential,
the corporate occupier profile,
investor expectations,
rental and resale potential,
target buyer segments,
and national and international marketing opportunities.
My fundamental approach in presenting this study to the property owner went beyond simply answering the question, "How much is this property worth?"
The core question was:
How can this property be positioned for the right buyer, and how can a perception of value be created that exceeds its current potential?

During the meeting with the property owner, I had the opportunity to learn that he is a member of one of Turkey’s prominent families and possesses extensive business experience across various sectors.
It was particularly valuable to me that he shared his thoughts on the work I had prepared.
He noted that my approach—viewing real estate not merely as a "property to be sold," but as an asset, a component of capital, and a strategic value—offered him a fresh perspective.
It was also significant that a substantial part of the meeting shifted from the actual real estate sale to a discussion on business experiences, insights gained across different sectors, and a philosophy of long-term value creation.
After all, high-value transactions often involve discussions not just about the property itself, but about accumulated capital, experience, and future outlooks.
The owner indicated that he would review the proposal in greater detail and get back to me after his assessment. I was also pleased by his openness to receiving future proposals regarding other real estate and business opportunities.

I believe this approach is particularly important for high-value offices, plazas, commercial properties, and investment-grade real estate located along Istanbul’s premium commercial corridors—such as Beşiktaş, Barbaros Boulevard, Büyükdere Avenue, Levent, and Etiler.
After all, when it comes to high-value real estate, the issue is not always just the price per square meter.
Sometimes, the real question is:
