What is the Status of Sales and Rental Transactions in Gayrettepe Residence Projects?

Residence projects I evaluated in the Gayrettepe region: Selenium Panorama, Selenium Twins, Selenium 34, Quasar Istanbul, Istanbul.
Among the related projects, the project I am most familiar with at the moment is Selenium Panorama, followed by Selenium Twins. Then the others come.
According to TUIK data, the number of house sales across Beşiktaş increased by 34% compared to the same period last year.
When I look at the market in practice, there is a very poorly motivated audience on the demand side. The supply side is relatively more lively and willing. However, a decrease in the price level is never desired.
One of the main reasons why the demand for residences is weak, just like for other types of real estate, is the difficulty and high cost of accessing credit.
The people who have cash on hand want to protect the money they have, also due to the weak economic outlook.
I liken the current situation to the concept of stagflation. Prices are rising, yet there is no demand.
Meanwhile, across Beşiktaş, the general housing price increase was 62% compared to the same period last year. I couldn't reach the bottom fold. In the same period, the dollar increased by 46% and gold increased by 63%.
If access to loans becomes easier and their costs decrease, the demand for residence flats will increase. In this case, prices will make a net upward movement.
